In order to determine the actual rate of return (aROI) of any investment you must understand dollar inflation. According to the Federal Reserve Bank (The group that creates money) the M2 Money supply (all cash, plus savings and money market accounts) on my birthday in October 1977 was $1.254 Trillion dollars. Today it is $20.119 Trillion dollars. That is a growth rate of 6.54% annually.  You could say that 6.54% is the true rate of inflation over my lifetime in the past 43+ years.
